Managing the airport facilities requires an in-depth understanding of how the airport’s ecosystem works.  The uniqueness of every airport and its operations falls between the Airport P3 contract, the Airport Manager, and the community.  Caring for the property and expanding its operations are the result of partnership between the facilities manager, the airport manager, the tenants, and the transient visitors of the airport.

At SPA Global we believe in the power of subcontracting; especially with reputable partners in the communities in which we provide services.  Our intention is typically, to contract noncore services, that involve specialized and experienced performers.  These include infectious disease control cleaning, elevator and electric walkway maintenance, shuttle bus operations, airfield navaid maintenance, and fire and crash rescue services.  These operations normally fall under the scope of work of the Airport Manager; but we believe we can provide reduced costs of service to the airport in most cases.

When SPA Global is engaged as the Property Manager via a P3 contract, we seek authority to manage existing airport facilities ranging from parking facilities to an entire airport system. SPA Global generally seeks contractual control over key decisions such as compliance with use and lease agreements, planning, environmental policy, and debt policy and capital expenditures. This allows us to ensure the airport’s growth and expansion is well-managed and meets the requirements of the Airport Board and community stakeholders.

SPA Global can help design-build and manage mixed-use facilities such as apartments with shopping centers within them, near the airport.  This helps expanse the airport’s ecosystem.

The ingenuity in design, evaluating all elements of design including design implementation for the disabled, requires strong quality management systems and safety systems.  Our property management team will conduct contractual handoffs which include inventory of assets, identification of existing and backlogged work orders, implementation of work order triage services, and facilities layout planning.  We are true property managers.

We provide facilities records maintenance, real property management, work order creation, and worker completion through the use of such as Fieldwire and GRAiTS.  Software applications are mobile.  Each of our personnel has access to the software and can submit work orders real-time.  A response to each work order request will be conducted within 12 hours of receipt for routine work orders and less than 2 hours for emergency work orders.

The combination of hands-on property managers, software applications, and facilities management best practices gained from years of experience on airfields makes our property management process robust, economical, and effective.  This is the SPA Way.
